Existing-home sales in Volusia and Flagler counties fell 29 percent in May compared to the same month a year earlier, but the median sales price - half sold for more, half for less - dropped by only 14 percent from $228,600 to $196,800 over the period. Condo bucked the sales trend by eking out a 2% increase in sales volume but lost 16% in price for the comparable period.

New Smyrna Beach - Don Woods, president of the New Smyrna Beach Board of Realtors, reports that May numbers for Southeast Volusia home sales in SE Volusia were down 7.1% in 2007 to 65, down from 70 in 2006. The median sales price was $214,000, down only 2.3% from $219,000 a year ago. Condo sales in Southeast Volusia were significantly down 43.5% in May 2007 to 13, down from 23 in May 2006. The median sales price was $330,000, down 23.3% from $430,000 a year ago.

Home sales for June were down 22.5% from 71 sold in 2006 to 55 homes sold in 2007 with median sales prices also down by 15.2% from $230,000 to $195,000 for the period. While condo sales fell 14% from 21 to 18 condos sold for the same period, median prices were up 32.3% from $319,900 to $423,250.

2007, January though June, results show 2007 home sales down 14.2% from 353 sold in 2006 to 303 in 2007, median prices were also down 10.3% from $223,000 to $ 200,000 for same period. Condo sales were down 19% from 116 in 2006 to 94 in 2007. Median sales price was also down 1.4% from $356,000 to $ 351,000 for the period
